How Goldmine works

Data sources

  • Sales. Residential Property Price Register, Property Services Regulatory Authority (propertypriceregister.ie). Re-used under the PSI licence. Loaded weekly, month by month. Every sale filed with Revenue for stamp duty is in the register; the PSRA publishes it some weeks after completion, so the latest months are incomplete at first.
  • Rents. RTB Average Monthly Rent Report (RTB registration data), published by the CSO as table RIA02. Annual averages for registered tenancies by county, town and area.
  • Tax rules. 2026 rates, reviewed 2026-09-25: Revenue — stamp duty on residential property; Revenue — Capital Gains Tax rates and exemption; Citizens Information — stamp duty.

The register does not record floor area, bedrooms, condition or property type (beyond new vs second-hand). Everything Goldmine calculates is limited by that.

Definitions

  • Median sale price — second-hand, full-market sales in the last 12 months, per Eircode routing area, town, or county. New builds are excluded because their register price excludes VAT.
  • Repeat sale — the same address text recorded twice, 1 month to 5 years apart, both second-hand full-market sales. The price spread is the difference in price. It is not a profit.
  • Below comparables — a sale in the last six months under half the median for its Eircode routing area, where the area had at least 40 sales. A lead to investigate: it is usually explained by size, condition or type, which the register does not show.
  • Gross yield — average rent × 12 ÷ median sale price. Before vacancy, costs and tax.
  • Confidence — High with 60+ comparable sales in 12 months, Medium with 20–59, Low below 20.

What we will not do

  • Call a sale a bargain, undervalued or distressed. We say “potential opportunity” and show why it was flagged.
  • Call a price spread a profit. The deal analyser separates them and shows every cost.
  • Show sample, seeded or AI-written property data. If there is no data, the page says so.
  • Claim the data is live. It is weekly, and the page tells you how recent it is.

Not advice

Goldmine is information, not financial, tax, legal or valuation advice. Property values can fall. Works, finance and holding costs vary and usually rise. Tax depends on your circumstances — buying to sell can be taxed as trading income rather than a capital gain. Planning permission is never guaranteed. Get independent advice and do your own due diligence before you buy.
