Why a sale is flagged, and why it may be nothing. The register records price, address and date — not size, condition or type. A one-bed apartment in an area of four-bed houses will look “cheap”. So will a site, a derelict house or a part-share. We call these potential opportunities, never bargains or distressed sales: use them as leads for comparables and further checks, not conclusions.
